When given the choice between working with a “Buyer Agent” or working with a traditional seller’s real estate agent, the choice is obvious.  As the name implies, Buyer Agents work for the buyer and owe their fiduciary duty to the buyer.  This is no small distinction.  The State of Florida has promulgated a “Single Agent Notice” which defines the duties Buyer Brokers (single agents) owe the buyer.  See Florida Statute 475.278(3)(a)
