When given the choice between working with a “Buyer’s Agent” or working with a traditional seller’s agent, the choice is obvious. As the name implies, Buyer's Agents work for the buyer and owe their fiduciary duty to the buyer. This is no small distinction. The State of Florida has promulgated a “Single Agent Notice” which defines the duties a Buyer's Agent (single agent) owes the buyer. See Florida Statute 475.278(3)(a)
Dealing honestly and fairly
Accounting for all funds
Skill, care, and diligence in the transaction
Presenting all offers and counteroffers in a timely manner, unless a party has previously directed the licensee otherwise in writing
Disclosing all known facts that materially affect the value of residential real property and are not readily observable
As you can see, real estate buyers are much better served working with a Buyer’s Agent. It is also important to note that a single agent Realtor working for the seller (a “seller’s agent”) owes the seller these same duties. It would make no sense for a buyer of a home to use the seller’s agent during negotiations.

Determine your housing wants and needs based on your particular circumstances.
Answer questions about financing & costs and put you in touch with a qualified mortgage lender if you do not already have one. You must know what mortgage you can qualify for before you can seriously start looking at homes. Also, already being approved for a mortgage when presenting an offer to a seller immediately establishes strength on your side during negotiations as the seller knows you are financially capable of buying their home.
Guide and assist you through the home search process
Assist you with our database of new homes & new home communities
Search the Multiple Listing Service DAILY for your specific home requirements and email you the results
Accompany you while viewing any homes of interest
Help you analyze your home choices, pointing out both pros and cons of homes which may not be evident to you
(As required by the State) represent your best interests and consult with you regarding negotiations
Explain documents, including any government required papers and disclosures
Schedule and attend inspections
Attend and help you through the entire closing process
